This multi-storey timber framed hotel superstructure is supported from a steel podium structure at first floor level, providing open internal space for the retail store at ground level. Separate demise lines were incorporated into the design at first floor level to ensure physical separation between hotel and retail tenants. Piled insitu reinforced concrete groundworks incorporate an integral suspended ground floor slab, with cast in service ducting to facilitate chiller units and condensate drainage. This brownfield site was remediated prior to construction. Surface water drainage is collected via permeable paving to be attenuated within the car park sub base. A site wide SUDS incorporated swales and reed beds to accept attenuated surface water volumes from the site. Simpson negotiated statutory consents from the Environment Agency for works to Flood Defences (works to river banks) and subsequent discharge of treated surface water to the River Anker.
