This landmark site comprised a mix of demolition, alteration and new build to form an attractive mixed-use retail and residential development in central Watford. Retention of a bank and public house at remote ends of the site presented significant design challenges in forming the new build elements necessary to harmonise the two existing structures. A contiguous piled wall was utilised to retain ground alongside the existing bank structure and allow construction of new basements to unlock additional lettable retail space from the development. At first floor and above, new affordable homes were built, predominantly in timber framed construction. Adaptation to the existing bank and public house necessitated significant internal structural alterations to maximise efficient use of space.
