Student accommodation and retail for Reef Estates. Retention of 50% of the original buildings, which are part of a conservation zone, with a complex new extension at high level. The remainder was demolished and rebuilt with an RC basement and ground floor, steel transfer podium and four storeys above. The works involved numerous party wall arrangements and archaeological constraints.
